The Terms and Conditions stated below are referenced in further detail within the Agreement signed between the Landlord and the Tenant occupying the container(s). Below sets out the terms that must be abided by and will be enforced by the Landlord upon the Tenant renting the container(s). 1.Purpose of Use
When letting a container from Stor-eze, the Tenant agrees to use the storage container(s) exclusively for storing personal property. The container(s) must not be used for any unlawful purpose, nor for storing hazardous, flammable, or perishable materials.
2.Term of Agreement
The agreement begins on the date agreed upon by both parties and continues on a rolling month-to-month basis, unless terminated earlier in accordance with the terms outlined herein. Either party may terminate this agreement by providing written notice at least 30 days in advance.
3.Location of Storage Container(s)
The Tenant will store the container(s) at the designated location on the Premises as set out by the Landlord. The Tenant is not permitted to move the container(s) to another location on the property without prior written consent from the Landlord.
4.Rent and Payment
The Tenant agrees to pay the Landlord a monthly rental fee of the agreed amount, as stated on their Agreement, for the use of the storage container(s), payable on the 1st of each month. Payments will be made via the methodagreed on their Agreement. A latepaymentfee will apply if payment is not receivedon time.
5.Security Deposit
The Tenant is required to pay a security deposit of 1 month’s rent before the Agreement commences. The deposit will be refunded at the end of the Agreement, subject to any deductions for unpaid rent, damage to the container(s), or any other applicable charges. The Landlord will return the security deposit within 30 days after the Agreement ends.
6.Condition of Container(s)
The Tenant acknowledges that the storage container(s) are in good condition at the time of rental and the Agreement is signed. The Tenant agrees to keep the container(s) in a clean, secure, and orderly condition throughout the rental period. The Tenant is responsible for repairing any damage to the container(s) caused by misuse or negligence. Any damage should be reported to the Landlord promptly.
7.Access to Container(s)
The Tenant is allowed reasonable access to the storage container(s) during the Secure Access Time, which may be amended by the Landlord according to restrictions. The Tenant shall not impede the Landlord’s use of the property or the rights of other tenants. The Landlord reserves the right to access the container(s) for maintenance, inspection, or in case of emergency, with reasonable notice provided to the Tenant.
8.Insurance
The Tenant is responsible for arranging insurance to cover any loss, theft, or damage to the contents of the storage container(s). The Landlord is not liable for any loss, theft, or damage to property stored in the container(s), whether caused by fire, theft, flooding, weather, or other unforeseen events.
9.Prohibited Items
The Tenant agrees not to store any of the following items in the storage container(s):
●Hazardous materials (e.g., chemicals, explosives, flammable substances)
●Perishable goods
●Animals or living creatures
●Illegal substances or items
●Any items that are prohibited by law, regulation, or local ordinance
10.Alterations to Container(s)
The Tenant must not alter, modify, or make any improvements to the storage container(s) without the prior written consent of the Landlord. This includes painting, affixing signs, or making any structural changes.
11. Indemnity
The Tenant agrees to indemnify and hold harmless the Landlord from any claims, liabilities, damages, or costs arising from the Tenant’s use of the storage container(s), including any injury, damage to property, or violation of laws or regulations.
12.Termination of Agreement
Either party may terminate this Agreement by giving written notice to the other party at least 30 days in advance. Upon termination, the Tenant agrees to promptly remove all personal property from the storage container(s) and return the container(s) in the same condition as received, subject to normal wear and tear. If the Tenant fails to remove their property or return the container(s) in a satisfactory condition, the Landlord may retain part or all of the security deposit to cover any necessary removal or repairs.
13.Default
If the Tenant fails to make payments or breaches any terms of this Agreement, the Landlord reserves the right to terminate the Agreement, remove the Tenant’s access to the property and container(s) and pursue legal action to recover any unpaid rent or damages. The Landlord may also charge the Tenant any additional fees incurred due to the Tenant’s default, including legal or administrative costs.
14.Governing Law
This Agreement shall be governed by the laws of England and Wales, and both parties agree to submit to the exclusive jurisdiction of the courts of England and Wales.
